West Baltimore residents will soon have expanded access to healthcare as Ascension Saint Agnes prepares to open a new primary care practice in the heart of Edmondson Village in fall 2026.

The new 5,000-square-foot facility, located within the redeveloped Edmondson Village Shopping Center, is expected to serve more than 4,300 patients and support over 9,300 visits annually. The project represents a significant investment in addressing longstanding healthcare disparities across West Baltimore.

“For years, community members in West Baltimore have struggled to access primary care services,” said Beau Higginbotham, President and CEO of Ascension Saint Agnes. “This new location is about bringing compassionate, patient-centered care directly to the community.”

Addressing a Critical Need

The expansion comes at a time when access to primary care remains a challenge across Baltimore City. With a primary care coverage rate of just 30 percent—well below surrounding counties—many residents rely heavily on hospital visits for routine care.

Health outcomes in West Baltimore reflect these gaps. Residents experience higher rates of chronic conditions such as diabetes and hypertension, along with lower life expectancy compared to other parts of Maryland. More than half of patients from the area are covered by Medicaid, underscoring the need for accessible, community-based care.

Ascension Saint Agnes has already taken steps to bridge this gap through its mobile health unit, which has served West and Southwest Baltimore since late 2023. The new Edmondson Village location will build on that effort with a permanent, neighborhood-based solution.

Comprehensive, Community-Focused Services

The new primary care practice will offer a range of services tailored to the needs of local residents, including:

  • Chronic disease management
  • Behavioral health support
  • Care coordination and case management
  • Connections to social services

Patients will have access to a multidisciplinary care team that includes physicians, nurse practitioners, social workers, behavioral health providers, and diabetes educators—an approach designed to treat both medical and social determinants of health.

“This is more than a facility—it’s a promise of better access, better care, and healthier futures,” Higginbotham said.

A Broader Investment in West Baltimore

The project is supported through funding from the Maryland Department of Health and the Health Services Cost Review Commission’s Episode Quality Improvement Program. It is also part of the broader revitalization of the Edmondson Village Shopping Center, led by developer TREND.

For Ascension Saint Agnes, which has served the Baltimore region for more than 150 years, the new site reinforces its mission to expand equitable healthcare access across underserved communities.

As construction progresses, community members will have opportunities to preview the facility and learn more about services ahead of its anticipated opening in fall 2026—marking a new chapter in healthcare access for West Baltimore.
